irty years and made improvement to the house he is occupying. He has even paid the \'93penal rent\'94
 for the plaintiff (see Annexure J to Plaintiffs affidavit of 8.7.98). Now after so many years of him occupying the land as a licensee (term used by plaintiff), 
he is being evicted under Order 113 which as already stated is applicable inter alia, to a trespasser.}{\rtlch\fcs1 \af0\afs27 \ltrch\fcs0 \fs27\cf1\insrsid2367451

The notice to quit dated 30 April 1998 which was given to him does not state that he is a trespasser; it says \'93
